Commercial Flooring for Offices, Retail & Multifamily
Carpet tile, broadloom, commercial LVT, and hard-surface tile — installed on your schedule, in occupied buildings, by a licensed and MBE-certified DMV contractor.
Overview
Flooring Built for Buildings That Never Stop
Commercial floors get judged on two things: how they look on day one and how they hold up on year five. F&F Surface Group specs and installs commercial-grade flooring across Washington DC, Maryland, and Northern Virginia — carpet tile and broadloom, commercial LVT, and hard-surface tile — with the substrate prep, moisture testing, and seam discipline that separate a floor that lasts from one that gets replaced early.
What We Install Commercially
Commercial Carpet & Carpet Tile
Modular carpet tile and broadloom for offices, corridors, conference rooms, and multifamily common areas. Direct-glue or cushion-back, installed to manufacturer spec with proper pattern match and seam placement so the floor still looks right after a decade of traffic.
Commercial Tile & Hard Surface
Porcelain and stone tile for lobbies, restrooms, entries, and back-of-house areas where the floor has to survive carts, spills, and constant foot traffic. Substrate flattened, membranes where they belong, grout tooled and sealed.
Commercial LVT & Resilient
Glue-down luxury vinyl tile and plank with commercial-grade wear layers — the workhorse spec for medical, retail, and tenant buildouts that need a wood look with a maintenance budget that makes sense.
Wood Install & Refinishing
Our residential specialty scales up: hardwood installation and dust-contained refinishing for restaurants, showrooms, historic buildings, and executive suites across the DMV.
Spaces We Work In
How a Commercial Job Runs
We start with a site walk and moisture testing, then deliver a written scope with material options at more than one price point. Work is scheduled around your operations — nights, weekends, or floor by floor — with demo, prep, and install staged so the space stays usable. You get one point of contact from walkthrough to punch list, and a job site left clean every single night.
Why Property Managers Call Us
We're family-owned, over a decade in the DMV, licensed and insured, and National MBE Certified — which means our participation can count toward diversity spend goals on your project. You deal with the people actually running the crew, not a national call center, and you get honest timelines instead of optimistic ones.

Testimonials
What DMV Homeowners Say
“Fred and his team refinished the original oak in our 1940s Bethesda house and it looks better than any new floor we considered. Dust-contained sanding meant we could stay home the whole time.”
“We put waterproof LVP through the whole main level and basement. The seams are invisible and it has already survived two kids and a dog. Fair price, spotless job site.”
“F&F installed wide-plank white oak across our entire first floor. The transitions and stair work are flawless — you can tell these are real craftsmen, not a subcontracted crew.”

FAQ
Commercial Flooring — Common Questions
Do you install carpet in homes?
We focus our carpet work on commercial projects — offices, corridors, multifamily common areas, and tenant buildouts. For residential floors we install and refinish hardwood, luxury vinyl plank (LVP/LVT), and laminate.
Do you still do tile work?
Yes, on the commercial side. Tile and hard-surface installs are part of our commercial scope for lobbies, restrooms, entries, and back-of-house areas. Residential projects are focused on wood, LVP/LVT, and laminate.
Can you work after hours or in phases?
We do it routinely. Occupied offices, retail floors, and multifamily buildings get night, weekend, or phased schedules so your tenants and customers keep moving while the floor gets replaced.
Are you licensed, insured, and MBE certified?
F&F Surface Group is a licensed and insured, National MBE Certified flooring contractor. We carry the documentation general contractors and property managers need, and MBE participation can count toward diversity spend requirements.
