Hardwood Floor Refinishing
Before you rip out original hardwood, let us look at it.
Overview
Floor Refinishing Done the Right Way
Before you rip out original hardwood, let us look at it. Most DMV homes — especially older DC and Bethesda houses — are sitting on floors that only need a refinish, not a replacement. F&F Surface Group sands, repairs, stains, and reseals existing hardwood with dust-contained equipment, bringing tired, scratched, or water-stained floors back to better-than-new.
Why DMV Homeowners Choose Floor Refinishing
- A fraction of the cost of full replacement
- Dust-contained sanding keeps your home livable
- Board repairs, gap filling, and squeak fixes included
- Custom stain matching — go darker, lighter, or natural
- Oil and water-based polyurethane, matte to gloss sheen
Best Rooms & Uses
Our Installation Approach
We coarse-sand to bare wood, repair or replace damaged boards, then progress through finer grits for a glass-flat surface. Your chosen stain is applied and hand-inspected under work light, followed by multiple coats of durable polyurethane with buffing between coats. Edges and corners are hand-detailed — no missed borders.
Caring For Your New Floor
Wait the full cure window before moving furniture back (we’ll tell you how long for your finish). Then dust-mop regularly, use a hardwood cleaner only, and add rugs at entries to catch grit. A recoat down the road refreshes the sheen without a full sand.

Testimonials
What DMV Homeowners Say
“Fred and his team refinished the original oak in our 1940s Bethesda house and it looks better than any new floor we considered. Dust-contained sanding meant we could stay home the whole time.”
“We put waterproof LVP through the whole main level and basement. The seams are invisible and it has already survived two kids and a dog. Fair price, spotless job site.”
“F&F installed wide-plank white oak across our entire first floor. The transitions and stair work are flawless — you can tell these are real craftsmen, not a subcontracted crew.”

FAQ
Floor Refinishing — Common Questions
Can my floors be refinished or do they need replacing?
If there’s at least ~2mm of wood above the tongue, the floor can usually be sanded and refinished. We check board thickness, cupping, and prior sanding at the free estimate and tell you honestly which way to go.
How much dust does refinishing create?
Far less than you’d expect. Our sanders run to a dust-containment system, so the fine dust that used to coat an entire house is captured at the source. We still mask off rooms and vents for a clean job.
Can you change the color of my floors?
Absolutely. Once we sand to bare wood, you can go dramatically darker, lighter, or a natural matte. We prepare stain samples on your actual floor so you approve the color before we commit.
