Engineered vs. Solid Hardwood: Which Belongs in Your DMV Home?

The engineered-versus-solid question used to be a budget question. It is not anymore. Engineered hardwood is now the product behind most of the wide-plank white oak floors people are pinning, and solid hardwood is the product behind most of the century-old floors in Georgetown and Old Town that are still going. Each one is the right answer somewhere, and in the DMV the deciding factor is usually not the wood at all. It is what your house is built on and how much the air moves between January and August.

We install both, and we refinish both. Here is how they actually differ, and how we decide which one goes in.

What each one actually is

Solid hardwood is exactly what it sounds like: each board is one piece of wood, three-quarters of an inch thick, milled with a tongue and groove and nailed down to a wood subfloor. It has been made the same way for well over a century, and the boards in a 1920s Chevy Chase colonial are the same product as the boards we can order today.

Engineered hardwood is a layer of real wood, called the wear layer, bonded to a core of plywood or high-density fiberboard with the grain running in alternating directions. The wear layer is the same oak or walnut you would get in a solid board. The core is what changes: cross-plies resist the swelling and shrinking that a single piece of wood does, so an engineered board stays flatter and can be made wider.

The subfloor decides first

Before style, before budget, the question is what the floor will attach to. Solid hardwood has to be nailed into a wood subfloor, which means plywood or planks over joists. It cannot be fastened to concrete and it should not be glued to it, because a slab breathes moisture year-round and a solid board will absorb it and move.

That rules solid out of a lot of DMV housing: any basement, any slab-on-grade rambler in Bowie, Wheaton or Rockville, most condos and high-rises in Arlington, North Bethesda and the District, and any addition built on a slab. In all of those, engineered hardwood glued or floated over a tested slab is the correct product, and we say so at the measure rather than after. Over a wood subfloor, either works, and the decision moves to the next factor.

Humidity is the second factor, and the DMV has plenty

Wood takes on moisture in a humid August and gives it up in a dry, heated January. A solid three-quarter-inch board does that across its full thickness and its full width, which is why every solid floor in the region opens thin gaps in winter and closes them in summer. That is normal, and gaps and cupping explains which movement is a problem and which is not. But the wider the solid board, the larger the gap, which is why traditional solid floors here are 2¼-inch strip and why a 7-inch solid plank in a house without humidity control is asking for trouble.

Engineered boards move a fraction as much, because the cross-ply core is fighting the wear layer's tendency to swell. That is the whole reason wide planks became possible. If you want a 7- or 9-inch plank in a DMV house, the honest recommendation is engineered, even over a perfect wood subfloor, unless the house holds humidity steady all year.

Refinishing: where solid earns its reputation

A solid floor can be sanded to bare wood and refinished many times over its life. That is the feature that keeps 100-year-old floors in Capitol Hill rowhouses in service, and it is why refinishing rather than replacing is so often the right call in an older house.

Engineered hardwood can be refinished only as many times as its wear layer allows. A premium board with a 4 to 6 millimeter wear layer will take one or two full sandings, which for most families is a lifetime. A budget board with a 1 or 2 millimeter layer cannot be sanded at all and can only be screened and recoated. This is the single most important number on an engineered spec sheet, and it is the number most people never ask for. Ask for it in millimeters.

Looks: the same wood, different possibilities

Side by side, a solid white oak board and an engineered white oak board with a thick wear layer are the same wood. Same grain, same color, same stain response. Where they diverge is format. Engineered opens up wide planks, long lengths and factory finishes that are harder than anything applied on site. Solid opens up site-finishing, which means a seamless surface with no bevels, any custom stain, and the ability to match an existing floor exactly. Cost, honestly

Material for a good engineered floor and a good solid floor overlaps almost completely. Budget engineered is cheaper than any solid; premium wide-plank engineered is more expensive than most solid. Installation is where they part: nailing solid is labor-intensive and site-finishing adds days, while a prefinished engineered floor goes down faster and is walkable the same day. Over a slab, engineered is the only option, so the comparison does not arise. What drives hardwood installation cost breaks the quote into its parts.

Where we put each one

  • Pre-war rowhouse or colonial in DC, Alexandria, Kensington or Hyattsville: solid, narrow board, to match what the house was built with and to keep the floor refinishable for the next century.
  • Mid-century home in Bethesda, Silver Spring, Wheaton or Bowie with a plywood subfloor: either. Solid if the owner wants site-finishing and traditional width; engineered for wide plank.
  • New or newer home in Germantown, Gaithersburg, Olney, Fairland or Vienna: engineered on a slab main level, solid or engineered upstairs. We confirm which subfloor is under the main floor before ordering.
  • Condo or townhome in Arlington, Reston or North Bethesda: engineered, floated or glued, with an underlayment that meets the building's sound rating and a low build-up to clear the thresholds.
  • Luxury home in Potomac, McLean, Chevy Chase or Davidsonville wanting wide-plank white oak: engineered with a thick wear layer, specified for width, grade, cut and sheen rather than by name.
  • Any basement, any slab: engineered.

Frequently asked questions

Is engineered hardwood real wood?

Yes. The surface you walk on is a layer of genuine oak, maple, walnut or hickory, usually 2 to 6 millimeters thick, bonded to a plywood or high-density core. It is not laminate and it is not vinyl. The only thing that is not solid wood is what is underneath the wear layer.

Can engineered hardwood be refinished?

It depends entirely on the wear layer. A 4 to 6 millimeter wear layer can be sanded and refinished once or twice over its life. A 1 to 2 millimeter layer, common on budget product, cannot be sanded at all and can only be recoated. Ask for the wear layer thickness in millimeters before you buy, and keep the spec sheet.

Which is better for a DMV basement or a slab?

Engineered, without exception. Solid hardwood cannot be fastened to concrete and moves too much below grade. Engineered hardwood glued or floated over a tested, dry slab with the right moisture barrier is a stable and long-lasting floor.

Does solid hardwood add more resale value than engineered?

Buyers and appraisers in the DMV treat both as hardwood, and a wide-plank engineered white oak floor typically shows better than a narrow-strip solid floor. Solid earns its premium over the very long term, because it can be refinished many more times, not on the listing sheet.

Which one handles Washington humidity better?

Engineered. Its cross-ply core resists the seasonal swelling and shrinking that opens gaps in a solid floor every winter and cups it every August. Solid hardwood is fine in a conditioned house with a stable subfloor, but it needs proper acclimation and a narrower board to behave.
